What Tenants should know about office real estate!
by Howard Greenberg, Howard Properties

-Know your critical dates: You should know the date when your lease expires, and when a notice to exercise a renewal option is due. Lead times are long, and planning should begin 18-24 months prior to lease expiration or notice dates.

-Plan early and often: Changes in the real estate requirements of a business do not necessary coincide with lease expirations, but there are many ways to deal with such changes in mid-lease term.

-Be aware of what's happening around you: Changes in your neighbors' needs may create opportunities for your company to grow or shrink.

-Form a relationship with a knowledgeable tenant representative: A good one will have access "inside information" that can be valuable to you. And you will get the benefit of his or her knowledge of rental rates, market trends, and activities in your building or your portfolio that can work to your advantage. The right representative is your eyes and ears, and your advocate.

Natalia Fernandez HeadshotNatalia Fernandez, Director of Admissions Graduate and Professional Studies, Manhattanville College

Shortly after Natalia Fernandez was promoted to her new position in the Fall of 2006, she knew that membership in a business membership organization was important to enhancing her career and getting exposure for Manhattanville College.

The first place she turned to was The Westchester County Association. "I had heard about The WCA's reputation for advocating and getting results." It didn't take long for her to see this reputation in action, specifically the landmark healthcare and property tax reform initiatives. Attending events like CONNECTIONS Lunch & Learn programs and the Breakfast with the County Executive enhanced her understadning of what's happening in the business community.

A recent addition to the Young Professionals Advisory Committee (YPAC), Ms. Fernandez is looking forward to working with her peers on issues relevant to their group such as accessible housing.

Ms. Fernandez attended Manhattanville College, where she earned a B.A. and is pursuing a Master's Degree in Educational Studies. It's also where she and her husband, Victor, and two children live. She and her family are now looking for accessible housing.
